Welcome to Casa Azura, a stylish two-bedroom, two-bathroom condo overlooking the Arnold Palmer Private Course in PGA West. Inside, the bright single-level home offers a remodeled kitchen, comfortable living and dining areas, a gas fireplace, wet bar, in-home laundry, and accommodations for up to six guests, including a hide-a-bed in the living room. With no golf cart path directly behind the condo, the rear patio provides a peaceful setting for relaxing and taking in the desert scenery.

*For long-term rentals, a California lease must be signed. Each rental includes utility caps for electricity, water, and gas, and the guest is responsible for any overages. Property is for rent for 30 day minimum.

*The signing of the lease agreement must occur within 21 days of booking, provided the check-in date is more than 30 days away. If the check-in date is less than 30 days from the booking date, the lease agreement must be signed within 5 days of booking.

*Pets: Dogs under 50lbs are allowed, but subject to owner's fina approval.

*All non-resident drivers, guests, and vendors must be authorized for access and present a valid, government-issued driver’s license upon request at the manned security gate.

Inside The Home

Casa Azura is a furnished, single-level condo designed for a comfortable and relaxing La Quinta stay.

The open living area features high ceilings, a gas fireplace, comfortable seating, a television, a hide-a-bed, and large glass doors framing the golf course. A wet bar and dining area make it easy to enjoy drinks and meals at home.

The remodeled kitchen includes a cooktop, oven, microwave, refrigerator, dishwasher, generous counter space, and the essentials needed for everyday meal preparation.

The home includes two bedrooms and two full bathrooms. The primary bathroom features a double vanity and shower/tub combination, while the second bathroom offers a walk-in shower.

Outside, guests can enjoy a private courtyard with a BBQ and outdoor dining area, along with a covered rear patio overlooking the 11th tee of the Arnold Palmer Private Course. PGA West offers numerous community pools and spas available to residents and guests, with the closest located just three doors away. Some community pools are heated and some are not, and there is no separate pool heating charge.

Guest Access & Arrival

Our home is dedicated to ensuring your comfort and convenience. You'll find ample space in closets and bathroom drawers to settle in and make yourself at home. Feel free to utilize all the kitchen amenities, but we kindly request that you handle them with care.

To ensure a smooth arrival, we'll send you a Welcome Letter one day before your check-in. This letter will provide you with all the essential details about the property, including the Access Code/Keys and its location.

Getting Around

For optimal transportation, a private car is recommended. Taxi services are available from Palm Springs airport, and both Uber and Lyft operate in the desert. Festival-goers will find these services to be affordable and convenient.

We encourage guests to text us or call during their stay if they need anything or have any questions.

Check-in is at 4 PM, and check-out is at 11 AM.

Enter PGA West through the Arnold Palmer gate. After passing through the guard gate, continue west on Arnold Palmer Drive, then turn right onto Riviera. Continue to 55706 Riviera.

Please have your identification and gate-access information ready upon arrival. All guests and drivers must be authorized in advance to enter through the manned security gate. Detailed entry and check-in instructions will be provided before your stay.

Any guests not on the lease at the home are subject to a $500 fine per person. Please send a list of all names of people who will be at the house and a list of drivers of the cars that will be given access.

Please be considerate of neighboring residents and keep noise to a minimum, particularly during evening and overnight hours.

Smoking is not permitted at the property. If evidence of smoking is detected, an additional cleaning fee of up to $500 may be charged.

Guests have access to the community pools and spas available to PGA West residents. Some pools are heated and some are not. There is no separate pool heating charge.

The golf course is private property. If you are not a paid golfer, please stay off the course. The HOA views unauthorized golf course access as trespassing.

### Guests & Occupancy

• Maximum occupancy is 6 guests • Guest count must match reservation • All guests and drivers must be authorized in advance to gain access through the manned PGA West security gate • Unauthorized guests may be charged or cause cancellation without refund.

### Noise & Neighbor Policy

• Please be considerate of neighboring residents and keep noise to a minimum • First disturbance: $500 charge • Second disturbance: eviction • Guests are responsible for HOA fines.

### Pool & Spa

• Guests may use the community pools and spas available to PGA West residents • The closest pool and spa are approximately three doors away • Some pools are heated and some are not • There is no separate pool or spa heating charge.

### Keys & Access

• No entry before check-in time • Lockbox, door codes, or keys will be provided prior to arrival • Guests and drivers must be authorized in advance for gate access • Lost/unreturned keys, gate cards, or remotes: $50–$150 fee.

### Property Care

• Keep home in good order • Bag and dispose of trash in provided containers • Wash dishes or load dishwasher • Leave floors clean • Lock all doors/windows when leaving • Turn off lights, heat, and AC at departure.

### Approvals & Special Use

• No pets allowed • Commercial photography and events require written approval • Unauthorized pets: up to $1,500 charge or loss of deposit • Events/photoshoots require insurance and fees.

### Maintenance & Service

• No refunds for equipment malfunctions • Issues will be addressed promptly • Homeowner may access property for gardener/pool service.

### Security & Monitoring

• Exterior cameras at entrances, courtyard, sides, and rear; no interior cameras • Noise sensors inside/outside monitor sound levels only; no audio is recorded.
